Construction Management services are provided in two distinct methods: Construction Management at Risk and Construction Management Advisor.
Selection of primary contractor to manage the project based upon experience not low bid (construction manager hired in manner of a consultant);
Construction team enters the project earlier, typically in the design phase of the project;
Owner receives better value in construction due to construction teams input in the design process to include constructability reviews, value engineering, life cycle cost analysis, etc.
Complete financial transparency of the project and construction cost;
Mitigation against potential mechanic’s liens as contracts are directly with subcontractor and suppliers eliminating third party issues of payment;
Allows owner to directly purchase materials and services without increases in cost due to third party financing or management costs;
Allows owner to select specific contractors or vendors for specific portions of the project.
Construction Management at Risk is similar to a General Contractor relationship where the Owner has one contract with Sim Isaac Construction and all sub-contracts, material contracts, etc. are directly contracted with Sim Isaac Construction Services. Construction Management at Risk is frequently used to manage public improvements via legally mandated competitive bidding laws.

Construction Manager Advisor is Sim Isaac Construction’s preferred delivery method because we see greater potential savings and higher quality control offered to the project and the Owner. Using the Construction Management Advisor method, Sim Isaac Construction Services is contracted to serve as an advisor (consultant) and to manage the day-to-day operation of the construction while contracts with each sub-contractor, material supplier, etc. are directly with the owner naming Sim Isaac as the responsible construction manager.
