The General Contractor delivery method is rooted in the oldest form of construction contract, Design-Bid-Build. In the General Contractor delivery method, Sim Isaac Construction Services enters the project after the design is completed and submits a bid to complete a defined scope of work prepared by a third party architect or engineer. The contract in the general contractor delivery method is a single contract between the Owner and Sim Isaac Construction and is for the entirety of the project. How the work is performed and who performs the work, as long as it complies with the scope of work and specifications for the project, is the sole responsibility and at the sole discretion of Sim Isaac Construction. In effect the Owner is paying for a finished product and they are not in control of, or owner of, the product until it is substantially complete.
